Precinct 5 – Central local planning policy

The draft local planning policy provides specific land use and development provisions to apply to new development within the precinct 5 boundary. Within precinct 5 are the 12 strategic sites subject to the recently adopted amendment 49 to Local Planning Scheme No. 4. The design provisions of the draft policy are to complement the Amendment 49 Scheme requirements and in particular the policy will elaborate on the discretionary criteria applicable to the additional building height available on 5 of the strategic sites.
The draft local planning policy provides detailed design and development provisions to guide new development within the central precinct, including the strategic sites subject to the amendment 49 provisions. The policy seeks to ensure that new development contributes positively to the public domain, particularly in terms of creating a pedestrian orientated and vibrant environment consistent with the role of a city. Importantly the policy also seeks to ensure that new development responds appropriately to its setting, particularly in the significant streetscapes and character areas of the Precinct. At the same time, however, the policy provisions are intended to allow and encourage innovation and creativity in the architectural design of new development.
The City is interested to hear your thoughts on the proposed local planning policy and welcomes all submissions.
