New planning policies aligning with State Government requirements are now in full effect.

New planning policies aligning with State Government requirements are now in effect which require planning approval for properties proposing to provide more than 90 days of annual unhosted short term rental accommodation.

Amendment No. 88, Short Term Rental Accommodation, to the City’s Local Planning Scheme No. 4 was gazetted on 9 January 2026. The scheme amendment aligns LPS4 with State Government reforms to Short Term Rental Accommodation.

As a result of these reforms Council, at the 13 August 2025 OCM, resolved to adopt Local Planning Policy 2.27: Unhosted Short Term Rental Accommodation and associated amendments to Local Planning Policy 1.7: Development Exempt from Approval Under LPS No.4.

The policies are available on the City’s planning policy page.

More information can be found under ‘short stay accommodation’ on the City’s built environment page.
